去年上海二手房成交额降8% 有学区房挂牌价缩水近400万

格隆汇1月14日丨据上海链家研究院监控数据，2021年，上海全市二手房累计成交金额为9282亿元，同比下降8%，成交套数28.1万套，同比下降7%，套均总价331万元/套，同比下降1%，成交均价40219元/平方米，同比下降1%。在诸葛找房平台看到，以梅园五街坊一套57平方米左右的房源为例，该房源在2021年4月17日挂牌时报价1000万元，随后经过3次降价后，目前报价627万元，挂牌价减少近400万元。降价的情况并非个例，梅园三街坊一套50平方米左右的房源，在2021年5月6日时挂牌报价800万元，目前，在链家地产报价648万元，降价超150万元。
