菏泽“降首付”！港A地产股普涨

格隆汇2月18日丨A股泰禾集团和黑牡丹涨停，滨江集团、新城控股涨超4%，广宇发展、中交地产、中洲控股、金科股份、新华联、金地集团和光明地产涨超3%，招商蛇口、沙河股份涨超2%，保利发展和万科A涨超1%；港股融创中国、绿城中国和华润置地涨超3%，旭辉、新城发展、中海外、宝龙地产涨超2%，万科企业涨超1%，碧桂园涨近1%。 山东菏泽当地大行下调首套房付款比例至20%，首套房贷款利率由去年年末的5.95%下调至5.6%，二套房贷款利率由去年年末的6.14%下调至5.95%。 中信证券点评称，当前各地房地产政策工具箱储备仍较丰富，此次菏泽市调整“无房无贷”购房者的首付比例标志着需求端政策优化的开启，后续各地需求端政策有望依据销售情况而“因城施策”推进，此外地产融资政策亦有调整优化空间。中信证券预计“新房销售企稳→问题项目处置→房企融资能力恢复”有望在后续季度渐次出现。
